How do you determine appropriate rental rates for properties?

We conduct a comprehensive Comparative Market Analysis (CMA) to assess current market trends and determine optimal rental rates. Additionally, we review existing leases to ensure they align with market conditions and adjust them as needed to maximize rental income.

How will you advertise my rental property?

We utilize a multi-pronged approach to maximize exposure and secure qualified tenants quickly:

  • Online Presence: Your property listing will be prominently featured on our website and on popular rental platforms like Zillow, Trulia and Hotpads.
  • Open Houses: Strategically planned open houses allow potential tenants to explore your property firsthand, increasing interest and filling units rapidly.

How do you screen potential tenants?

To ensure a smooth and reliable tenancy, we implement a rigorous screening process:

  1. Pre-Qualification: Before scheduling a property tour, we conduct a preliminary phone screening to assess potential tenants’ needs and preferences, ensuring they align with the property’s specific requirements (e.g., pet restrictions, smoking policies).
  2. Thorough Application Review: Interested tenants complete a Rental History Application, which is carefully reviewed and verified.
  3. Credit Checks: We conduct comprehensive credit checks to evaluate the tenant’s financial stability and reliability.
  4. Employment and Rental History Verification: We verify employment information and contact previous landlords to assess the tenant’s rental history.

What is your leasing process like?

We prioritize clear and comprehensive lease agreements. We utilize standard Rental Housing Association forms to ensure legal compliance and protect the interests of both landlords and tenants.

Before a new tenant moves in, we conduct a detailed inspection of the property to document its condition. Any existing damage will be noted and addressed as needed.

How do you handle security deposits?

Security deposits and pet deposits, as determined by the property owner, are collected and securely held in a dedicated trust account. These funds are not applied towards the last month’s rent.

When is rent due?

Rent is due on the 1st of every month. A late fee will be assessed per city and or county regulations.

How do you handle move-in and move-out inspections?

  • Move-In: Upon move-in, an inspection is conducted with the tenant. A detailed damage report is created and attached to the lease agreement. We may also conduct additional interior inspections as needed. Regular exterior drive-by inspections are performed to monitor the property’s condition.
  • Move-Out: As soon as a tenant provides notice, we begin marketing the property to find a new tenant. Once the property is vacant, a comprehensive move-out inspection is conducted. The move-out inspection report is compared to the original move-in report to assess any damages. The tenant’s security deposit is refunded, minus any deductions for damages or unpaid rent, as outlined in the lease agreement.

How do you handle property maintenance and repairs?

We prioritize timely and efficient property maintenance. We hire, oversee, and approve all work orders, utilizing a network of licensed and bonded independent contractors. If property owners have specific preferences, we can accommodate their requests.

How do you handle property payments?

We handle all financial transactions related to your rental property, including insurance premiums, utility bills, HOA fees, and maintenance costs. All payments are processed in accordance with your specific instructions.

How do you handle financial reporting and payments?

We utilize advanced accounting software to generate comprehensive monthly and annual income and expense reports, providing you with a clear financial overview of your property. You can choose to receive rental income via mail or directly deposited into your designated bank account.
